Changing a Customer's Due Date


To change the due date on an established lease, a custom rent item will need to be created to cover the period between the current due date and the new due date.  The new due date will be the day following the end of the custom rent period that is created.  Depending on the scenario, use one of the two options below.

Option 1:  Use this option when changing a due date to the 1st of every month.  
- Select the customer you wish to change the due date for under Customers > My Customers.
- Go to the Lease tab and select the lease that you will be changing the due date for.
- Click the blue 'Edit' button.
- Check the box for 'Prorate rent to the 1st of the month?', then Save.
- Unit Trac will automatically create a custom rent item to bring the new due date to the first of the month. 
- Repeat the steps above if needed in order to change the due date on additional leases.


Option 2: Use this option when changing a due date to any day other than the 1st of the month.
- Select the customer you wish to change the due date for under Customers > My Customers.
- Go to the customer’s Invoicing & Payments tab.
- Click the blue 'Add Rent' button, then select 'Custom Rent' at the top of the window.  If the customer has more than one unit, select which lease you will be changing.  
- Enter the 'Rent To' date and the amount being charged for the custom rent period. (The new due date will be the day following the date entered in the 'Rent To' box). 
- Choose an ‘Additional Action’ for the custom rent item.  If the business will not be charging the customer for the custom rent period created, select 'Strike Through' from the Additional Action menu.  Otherwise, select 'None (Still Owes)' before saving.
- Repeat the steps above if needed in order to change the due date on additional leases.

In the example below, the customer’s due date was the 1st of the month, and is being changed to the 5th of the month.  The custom rent period created will cover the rent from the 1st through the 4th, so the next full month’s rent will be due on the 5th.
